A tale of 2 listings part 1

There are two listings in the Gateway Park neighborhood that an out of town buyer wanted me to preview for them. 1636 Glacier View and 1543 Glacier View.  Both homes are so similar I thought it would fun to note the comparisons here.  In this installment I’ll refer to both but make note of the attributes of 1636.

A little back ground for the non-locals, Gateway park is a neighborhood west of the downtown area and east of 287.  Its a great location with good access to downtown, 56 and 287.  Prices for sold properties is Gateway over the last 12 months ranged from $279,900 to $500,138.  There was 22 sales for that period.  The average for the same period is $370,322.  The average per square foot is $120 with a range of $110 to $155.
In Berthoud there is currently 74 active listings and 23 are re-sales (not new construction).  From a competitive standpoint, both properties are appropriately priced as compared to similar properties. 
Both are CB signature homes and reside in the Gateway park HOA which charges only $165 annually but includes non-potable water for lawn and garden watering.  This is a big plus from the HOA as Berthoud water is more expensive than surrounding areas.  Gateway is not in a metro-taxing district so taxes are at the standard mill.  

Both homes are the same floor plan that has been mirrored (flipped).  Open concept with kitchen open to living room.  Both have hardwood flooring, carpeting (living room and bedrooms) and tile through out.  Both homes are 4 bedroom 3 bath.  Both have an unfinished basement with rough ins for a bath.  Both have a 3 car tandem style garage.  Both have a master suite with 5 piece bath and walk in closet.  Both have spacious secondary bedrooms and both looked clean and cared for.  Both have a nice kitchen with Alder cabinets, gas range, SS appliances, and slab granite. Both are priced at $399,900.
1636 Attributes
1636 shows really well in person.  The personal decor of the owners make the house feel naturally staged.  Colors throughout are modern and neutral.  The front of 1636 faces south.  That means your drive way and sidewalk will more often than not be shoveled by the sun (vs your son).  The garage is insulated.  The back patio has been extended for more outdoor entertaining space.  There is a small dog run.  1636 also includes all appliances.
With the next installment I will review the over all of both and list the attributes of 1543.
